The Appraisal Group promotes studies on the general methodology of real estate valuation, mainly concerning on experimental research on the housing market, on the income approach and on the application of quantitative analysis: statistics and appraising. The Group studies automated valuation models (AVM) for the real estate valuation of market rents and values and models for mass appraisal. The studies apply the accounting and cadastral valuation standards, internationally recognized (IVS, EVS, RICS, IAS / IFRS, IAAO).
Analysis of the real estate market. Study of characters, functions, indices and parameters of real estate market for cross-section data and time series for the descriptive, interpretive and predictive purposes (segmentation, demand, supply, prices, fees, trend, index numbers, surface ratios, incidence of area, etc.).
Statistical valuation of the cost in construction and related industries (business, construction site, production function, efficiency, direct costs, indirect costs, drivers, cost functions, etc..). Valuation of construction cost for appraising and accounting purposes. Study of cross-section data for descriptive and predictive purposes with accounting schemes and models.
Automated Valuation Model. Statistical and econometric study of mathematical models that produce valuations of properties based on an analysis of the market (inventory, loan modifications, revaluations, urban renewal, on-line appraisals, etc.). Models built on cross-section data (for forecasting).
Computer Assisted Mass Appraisal. Study of conventional models for administrative and fiscal property valuation (remunerations, cadastral income, VAT tax, etc.). These models use a system of integrated components and software tools applied at the macro level and at the level of the individual property. Predefined models built on cross-section data for forecasting purposes.
